No, they cannot. By law property owners have the right to engage and recruit the services of a qualified inspector to conduct a quality check of their build or property. If your builder is refusing access to the site for the inspections please contact us, we will provide a formal letter to the builder outlining the requirements in accordance with Australian Standards and building contract clauses. We recommend that you advise us ahead of time so that we can coordinate should there be a change in the inspection time or a cancellation. We also ask that you relay this to your site supervisor so they can advise you about OHS requirements.

Of course! This is provided free of charge. You can then use this as you wish, pass this on to business associates or tradesmen for their improvements.

We provide a detailed written report in accordance with the Australian Standard AS4349.1-2007 ‘Inspection of Buildings-Pre-purchase Inspections-Residential Buildings’. Consumers must allow sufficient time to properly consider the report and its implications. A property inspection usually takes 1.5 – 2 hours for each stage of construction. However, PCI and pre-purchase inspections can take up to 3 hours. The duration of these can also vary, depending on the complexity of the project, the quantity of found defects, and the weather. We allocate enough time for each inspection, so you can rest assured that your inspection will be completed to the fullest.

Nothing. Even if we need to allocate more time to complete your inspection, we will not charge you any additional cost for this. Our promise to you is that we will help you, the more defects we can find, the better!

Yes, absolutely! Upon receipt of your payment, we will provide you with a tax receipt that you can use for tax deduction purposes.

Yes, of course. You and/or your site supervisor or agent can send us an email to booking@ownerinspections.com.au with at least 24 business hours’ notice and we will reschedule your inspection accordingly free of charge. If it is urgent or for the same day rescheduling, please call us on 1300 471 805 (Extension 2) to discuss the best options.

Absolutely nothing. We understand that some situations can be brought on by construction delays, weather, and other circumstances. You will not be charged extra for rescheduling. If you email/call us at least 24 business hours prior to your booked inspection time.

Standard REIV/REIQ/REINSW Contract has been created by representatives of the REIV/REIQ/REINSW and VIC/QLD/NSW Law Society. It is not a complex document and consumers must understand each and every clause prior to signing. It is recommended to seek legal advice before signing any contract. If you have any doubts, consult your solicitor.

Whilst pre-purchase inspections are not mandatory, consumers should be aware of the implications of not having an inspection conducted. By not having a physical report to make an informed decision about whether to proceed with a purchase, you are potentially at risk of losing your hard-earned money.  A pre-purchase inspection is a small price to pay for a large investment.

A consumer may be able to spot obvious defects with untrained eyes, however the experience and knowledgeof our inspectors is expert level. The standards and technology are near impossible for a consumer to replicate. Inspectors are the trained professionals and will be objective and impartial in carrying out the inspection.

We must remain impartial. An inspector will tell a consumer about the condition of the property however the price is between the consumer and the seller (or real estate agent). We want you to be happy with your new purchase and so our reports will be thorough and comprehensive, allowing you to make a well-thought-out decision for your success and happiness.

The defects identified will enable a consumer to make an informed decision as whether to proceed with the purchase of the property. Consumers may be able to negotiate on the price with the knowledge from the report.

All of our inspectors are experienced and professionally trained to cover all the necessary areas of your inspection. Consumers may discuss the style and scope of the report with the inspector before engaging them. Knowing what the report covers and what it does not cover is important. Discuss issues such as structure, maintenance, wear and tear, etc.

The standard property report is not intended as a certificate of compliance of the property within the requirements of any Act, regulation, ordinance, or by-law, or, as a warranty or an insurance policy against problems developing with the building in the future.
